Warrior Construction LLC is serving as general contractor for a full underground sanitary sewer replacement at Kuilima Estates East, a condominium association community on O‘ahu’s North Shore in Kahuku, near the historic Kuilima point at Turtle Bay. The community’s original 1975 drain-waste-vent piping has reached the end of its service life, following a series of emergency sewer repairs in recent years. Rather than continue reactive repairs, the Association engaged Warrior to proactively replace the system before further failures cause water intrusion or structural damage.
The scope covers replacement of the shared below-grade sanitary sewer mains serving the ground-floor units across more than a dozen residential buildings, along with the exterior laterals that tie into the municipal sewer system. Work will proceed building by building: sawcutting and removing the existing slab, excavating and replacing the underground PVC sewer piping, backfilling and compacting, restoring the slab, and finishing interior drywall, primer, and paint in the affected units. Warrior is working alongside a licensed plumbing engineer of record and the Association’s construction manager, with City inspections coordinated at each phase.
Because the buildings are occupied, the plan is organized into 16 sequential building phases with advance written notice to residents before each phase, so only the households directly affected relocate, and only for the duration of work in their building. The project is now in final preconstruction, with submittals and engineering approvals substantially complete.
