Warrior Construction LLC is performing structural repairs to the recreation deck and underlying parking structure at Craigside, a senior living community in Nu‘uanu, Honolulu, under a two-tower (Towers I & II) rehabilitation program. The scope addresses long-term structural deterioration common to elevated concrete decks in Hawai‘i’s coastal climate: spalled concrete at walls, edge slabs, soffits, and top slab surfaces across multiple sequenced parking deck phases, combined with a full structural and waterproofing restoration of the recreation deck above.
Work began with ground-penetrating radar (GPR) scanning to locate post-tension tendons and anchors before any slab chipping, so repairs proceed without compromising the post-tensioned reinforcement. Crews are carrying out concrete spall repair and crack injection across the deck phases, followed by replacement of the recreation deck’s expansion joint system and a cold fluid-applied urethane waterproofing membrane. The recreation deck slope and drainage scope has been completed.
Construction is sequenced in phases to keep the community’s parking and common areas functional, with resident notices issued ahead of each phase to manage dust and access. Two parallel crews are working — one on the parking deck spall-repair sequence and one on the recreation deck’s structural, expansion-joint, and waterproofing scope — without displacing residents.
