Warrior Construction completed a full interior restoration at Honolulu Park Place, a high-rise condominium tower in downtown Honolulu, after water intrusion impacted a stacked run of residences within the building. Working as the general contractor on a multi-unit insurance-restoration project, the Warrior Construction team rebuilt the interior of a high-rise condominium residence from the subfloor up, coordinating directly with the building’s AOAO and insurance estimators to return the space to pre-loss condition.
The scope covered the full footprint of the residence — kitchen, both bathrooms, living room, main bedroom with closet and vanity area, and guest bedroom with closet. Crews removed and replaced flooring throughout, installing new tile in the kitchen and bathrooms and new flooring with sound-dampening underlayment in the living areas and bedrooms. Drywall was cut back, patched, taped, and refinished where water damage required it, followed by full repaint of affected walls. Plumbing fixtures were disconnected, reset, and verified by a licensed plumber, and interior doors, closet bypass doors, light fixtures, and the kitchen dishwasher were detached and reset as part of the finish work.
Because the building remained occupied throughout construction, Warrior Construction managed all logistics — material staging, debris hauling, and labor — within a working high-rise, minimizing disruption to neighboring residents while meeting the AOAO’s building rules. Completed in spring 2025, the project reflects Warrior Construction’s capability to manage complex, multi-trade restoration work inside occupied high-rise condominiums from initial as-built scoping through final walkthrough.
